Check your room inventory
The box "Is a composite room" is checked for those room types that are not physical rooms, but are in fact a combination of several physical rooms that are sold as a whole. Like this, when we receive information in the reservation that this room type is attributed to this reservation, we include in the statistics the RNs of the physical rooms that constitute this room and do not count the composite room as a RN, thus keeping Occupancy correct.
However, during the setup phase, for some PMS, you need to include manually the composition in the setup. This is the case in particular for Mews and Opera. For Protel, the composite information is directly given from Protel with the messages (you can however set up the composite yourself, it will overwrite Protel's information).
To do this setup, once you clicked on "Is a composite room", then you click on "Add a room type" and select the room type(s) that compose(s) the composite.
Be careful, the composition must reflect the mix for one composite room only, not for all the rooms at the same time.
"Is a pseudoroom" room type is used for the reservations that are booked not onto a physical rooms but onto Posting Master, it will never be counted as an overnight stay. This is when a service needs to be booked into PMS, or when it is coming from POS and it cannot be associated with any physical room, a virtual pseudo room is assigned to that transaction.
Difference between OOO, OOS and Out of inventory
Out Of Order
The room is not for sale because it needs repairs. The unit is not functional and cannot be used by a guest. The quantity of rooms available is not affected, which means ADR and OR do not change. However, the inventory is affected (i.e. number of rooms available for sale at one precise moment).
To see the number of rooms that are Out Of Order you can use the widget CountOutOfOrderRooms
Out Of Service
The room is fully functional, but the status is used to block the unit due to minor cosmetic defects that need quick repairs. The quantity of rooms available is not affected, which means ADR and OR do not change. The inventory is not affected either.
Change in quantities
The only way to affect ADR and OR is to directly modify the basic quantities of rooms in Blent (in the PMS, it is equivalent to changing the number of rooms by room type or inactivating a specific room).
This should only be done by rooms or rooms area (floors or group of rooms) for long-term maintenance or renovations, involving a real change in the revenue management and sales strategy.
Check your rooms' closing periods
Your room inventory has changed, for example:
- You took 10 Budget double rooms and converted 5 of them into Deluxe double rooms and another 5 into Executive double rooms.
- You took 10 Budget double rooms and converted them into 5 suites.
- You have 5 out of 10 of your Budget rooms being closed for 3 months for renovation
If your inventory for one of the room types has changed, this is the correct way to set this up in the system without having negative consequences for your past data or reliability of your RevPAR:
